Pest Control Ashford

Thousands of new homes, and a set of problems that are the opposite of the old-building ones.

Pest Control in Ashford

Ashford has grown faster than almost anywhere in Kent, and much of what has gone up is recent - large estates at Chilmington, Kingsnorth, Repton Park and Finberry, built over what was farmland within living memory.

New housing brings a different set of problems from old housing, and the two most common ones here are both about what the building is sitting on and what is still being built next to it.

New build estates

Ground That Was a Field, and a Site That Is Still Open

Displacement. When a field becomes an estate, the rats, mice and rabbits that were living in it do not evaporate. They move into the nearest cover, and the nearest cover is the estate. The first two or three years on a new development are usually the worst, and it settles down after that.

An open site next door. A partly built phase is an ideal habitat - spoil heaps, stored materials, site welfare waste, no bin discipline and nothing sealed. Houses backing on to a live phase get consistently more pressure than houses in the middle.

And the thing people find hardest to believe about new houses: they are not automatically sealed. Service penetrations through the sole plate, gaps behind kitchen units where pipework enters, unsealed soil pipe collars and loose airbrick sleeves are all common on new work, and a mouse needs a gap the width of a pencil.

If the house is under warranty it is worth reporting a defect to the developer before anybody fills it, because a filled hole is a lot harder to argue about afterwards.

Ashford — Common Questions

Our house is two years old. How can we have mice?

New does not mean sealed. Service penetrations, unsealed pipe collars and gaps behind units are common on new work, and the site next door is often the source.

Should we tell the developer?

If the house is under warranty, yes, and before anybody fills the gap. A photograph of the defect is worth having.

Do you cover Kingsnorth, Willesborough and Tenterden?

Yes, and the villages across the borough.
